In just one month since my last Update, we have five more sales to report. Here’s a recap of what’s happening on the key.
Casey Key Sales
Since April 1, 2012, there have been 5 additional closed transactions on Casey Key: three gulf-front, one gulf-to-bay and one bayfront properties have new ownership.
612 S. Casey Key
The highest sale so far in 2012 is my gulf front listing at 612 S Casey Key, a 7000+/- sq. ft. home built in 2008 with 4 bedrooms, 4.5 baths, media room, on a 97 foot wide parcel. Designed by modern architect Guy Peterson and completed in 2008 by master builder Michael Walker, it was the Silver winner of SRQ Magazine’s Annual Home of the Year award, and was selected as one of the
“Top Ten Best Beach Homes”. This sold for $5.77 million. The last list price was $6.495 million. A family from Port Charlotte purchased the property.
955 Casey Key
The next sale of a gulf-front property was at 955 Casey Key. With four bedrooms, 6.5 baths, a separate guest suite with 2 car garage, renovated in 2002, the home has good views of the gulf from all major areas. There are two master suites, vaulted ceilings, an elevator, a generator and electric storm shutters on the main residence. This residence sold on May 16 for $3.1million, with a final list price of $3.299.
502 S. Casey Key
The gulf front sale at 502 S Casey Key, is a Key West designed home built in 1994, and maintained impeccably. Sited on almost 3/4 of an acre, 100 feet of beachfront, protected with a dune system and a private boardwalk, this gated property sold on April 13 for $2 million with a final list price of $2.299 million. The buyer is from Fort Wayne, Indiana.
1608 Casey Key
The gulf to-bay property at 1608 Casey Key, was my listing; I also represented the buyer. This is on a
50-foot lot with deep boating water, dock, and a home
built in 1991 with 2700+ s.f. of living space, an elevator, hurricane shutters, 3 bedrooms, 3 baths. It was last listed at $1.991 million and sold for $1.7 million on May 25, 2012.
3820 Cutlass Bayou
One bayfront sale completes the closings from April to May: the property at 3820 Cutlass Bayou was bank owned and listed for $749,900; it sold on March 13 for $665,000, and has 3 bedrooms, 2.5 baths in 2100+ s.f. of living space, deeded beach access, on .37 acre.
Casey Key Pending Sales
As of this writing, there are two pending sales on the key, a bayfront home at 1214 Casey Key, listed for $1.395million (this listing was part of a recent trade the owner made for a Siesta Key property), scheduled to close on June 19, and another bayfront property at 800 Casey Key listed for $1.55 million, scheduled to close on June 4. There is one short sale at 2007 Casey Key, listed at $1.89 million that is “active with contract” with a July closing date.
Casey Key Active Listings
There are now 39 active listings, ranging in price from $650,000 to $16.95 million. We are very low on “new” inventory. I’m sensing buyers today either want to build new or be able to walk in and not have to do any work at all.
