As of May 17, 2011, there have been 6 sales on Casey Key; 4 of these I represented either the seller or the buyer. There are 3 pending sales and 46 active listings as of today.
The 4 sales I have been involved with are located at 1215 Casey Key, a gulf front property which sold for $3.050 million, representing the highest sale for the year; 3206 Casey Key, a bay front property renovated in 2007, which sold for $2.6 million and represents the 2nd highest sale for the year; 2880 Casey Key, a bay front property which sold for $1.75 million and represents the 3rd highest sale for the year; 405 Casey Key, a gulf front cottage, which sold for $1 million, the fourth highest sale. The other 2 sales were for a modest cottage on Casey Cove for $600,000, on a canal, and 400 Casey Key, a bay front home that sold for $925,000. Two of the six sales were short sales, which is something we have not seen on Casey Key in the past.
Buyers are definitely getting some real value on Casey Key this year and stepping up to the plate. We are seeing some foreign dollars coming this way and in other areas of Sarasota as well.
I believe there will be some additional sales, other than the current pending sales, before the end of the 2nd quarter and will be reporting on them.
